Hello ! My name is Cain Ndhlovu. I am a 19 years real estate veteran, founder of Sunrise Start-up Solutions and author of Mining A Gold Mine: The Script Prospecting System For LinkedIn And Facebook.
I am based in Harare, Zimbabwe and I do help property sellers and buyers, real estate agencies, developers, and other property players— including digital marketers — learn through blog posts about the best way to buy or sell real estate so that they can prevent obstacles like property fraud, ensure the best property purchase or selling experience, and secure the desired property.
Because of my digital marketing experience, I also want readers—especially real estate agencies, property developers, and other property players in Zimbabwe—to appreciate the game-changing role now being played by digital technologies and tools like AI, social media, and content marketing in the immovable property market.
This blog post is part of my What I Know Now review program, where I revisit my old posts published decades ago and provide an unprecedented review based on the benefit of hindsight. Today, I will look at the post titled How To Sell Property In A Moneyless Market, now reviewed and retitled How To Sell Property In A Moneyless Market – What I Know Now.
Are You Facing These Challenges?
Are you a property seller struggling to find serious buyers in a market where cash is scarce? Are you a real estate agency watching your listings gather dust while your print advertising budget bleeds dry with little to no return? Are you a property developer sitting on unsold units, wondering how to move them in an economy where potential buyers are few and far between?
Perhaps you are a property buyer who has been defrauded in a land deal because you didn't understand the contractual capacity of the seller. Or maybe you are a digital marketer trying to break into the real estate space but finding it difficult to communicate value in an industry that seems stuck in the past.
You may be facing one or more of these challenges:
Poor real estate sales despite aggressive traditional marketing efforts
A moneyless or illiquid market where buyers cannot access financing
High competition among sellers wrestling for the little cash available
Expensive print advertising that yields little to no measurable results
Difficulty in establishing trust with potential buyers and sellers
Property fraud due to a lack of understanding of legit documentation
Failure to adapt to digital technologies that are transforming the market
Lack of a system to consistently generate quality leads without paying for ads
Inability to measure the effectiveness of marketing efforts
Frustration with traditional methods that no longer work in the modern market
If any of these challenges resonate with you, then this blog post is for you. I have faced these same challenges, and I want to share with you not only what I knew then but, more importantly, what I know now.
But How Did I Get Involved In What I Do? What Is The Story?
Well, after high school, I got employed as a property consultant. I was young and eager, but I faced poor real estate sales. The market was tough, and I struggled to make ends meet. I spent months investing in print advertising, hoping that each new campaign would be the one to turn things around. But nothing worked.
Then, something unexpected happened. A childhood friend introduced me to the idea of a blog. With his help, I immediately created this blog, Property Matters News. I didn't know much about blogging at the time, but I was willing to try anything that might help my struggling real estate career.
To my surprise, one blog post titled Financial Consequences For Purchasing Property From A Seriously Ill Person led directly to a US$1,000 commission—something months of print advertising couldn't do. A Harare lady, Moira by name, had resonated with the post. She understood the concept of contractual capacity and realized the importance of doing things properly.
When she needed to sell her land, she commissioned me to handle the sale on her behalf. That success made me wonder: if one digital tool can do this, what would a digital marketing system do?
This therefore led me into a quest, and eventually, I discovered the full system called the digital sales process. After knowing about the system, I continued to ask more questions, and the biggest at this point in time became, "How do I get started?"
I wanted a solution that was safe, simple, and affordable. Unfortunately, I got none. So I invented one called script prospecting—inspired by my earlier experience with the concept of scripts during physical prospecting.
Perfected by years of struggle, distilled by trial and error, script prospecting has generated over 1,150 leads without paying a cent for ads. It works not only for the real estate marketing industry but also in other fields. Today, I have packaged all I know about script prospecting in my new book, Mining A Gold Mine: The Script Prospecting System For LinkedIn And Facebook. But I never abandoned real estate. With the benefit of hindsight, I believe I am better positioned now than ever before to advise on real estate. I have therefore decided to start a blog post review program titled What I Know Now. In this program, I revisit each of my old posts published decades ago and make an unprecedented review based on the benefit of hindsight.
So, in this review, I will look at the post titled How To Sell Property In A Moneyless Market, in this review now titled How To Sell Property In A Moneyless Market – What I Know Now.
How To Sell Property In A Moneyless Market – What I Know Now
The Original Post: A Reflection
When I first wrote How To Sell Property In A Moneyless Market, I was a young property consultant trying to make sense of a difficult market. Zimbabwe's economy was struggling, and the real estate market was illiquid. Cash was scarce, and sellers were competing fiercely for the few buyers who had money.
The original post focused on a needs-focused marketing strategy and outlined several basic steps that sellers should take, including:
Contractual capacity of the seller
Decision to sell
Property valuation
The role of the selling agent
Needs-focused marketing strategy
Open market valuation
Value addition
Exposure to the open market
Patience pays
Looking back at that post, I realize that while the principles were sound, my understanding of how to execute them was limited. I was thinking in terms of traditional marketing methods—print advertising, physical prospecting, and word-of-mouth. I had no idea that digital technologies would completely transform the way real estate is bought and sold.
Now, with the benefit of hindsight, I want to revisit each of these points and share what I know now.
1. Contractual Capacity Of The Seller – What I Know Now
In the original post, I emphasized the importance of understanding the contractual capacity of the seller. This refers to the legal right to sell the property, which involves the legal right to the property itself. I advised that legal advice is needed in cases involving:
Selling on behalf of someone
Deceased estates
Properties owned by minors
Co-owned properties in marriages
Properties owned by a company
What I know now is that contractual capacity is not just a legal issue—it is a trust issue. In the digital age, buyers and sellers are more informed than ever before. They have access to information at their fingertips, and they can easily verify claims. If you cannot demonstrate your contractual capacity clearly and transparently, you will lose the trust of potential buyers and sellers.
This is where digital tools come into play. With a blog like Property Matters News, I was able to educate Moira about the concept of contractual capacity. That single blog post built trust and positioned me as an authority. She didn't just see me as a property consultant; she saw me as someone who understood the law and could protect her interests.
What I know now is that every real estate professional should have a digital presence that educates and builds trust. Whether it's a blog, a social media page, or a YouTube channel, your digital presence is your credibility. It is the first place potential clients will go to learn about you and to determine whether they can trust you.
Additionally, with the rise of AI and social media, you can now reach a wider audience and address their concerns about contractual capacity in real time. You can create content that answers common questions, provides legal insights, and reassures buyers and sellers that you are a professional they can rely on.
2. Decision To Sell – What I Know Now
In the original post, I stressed the importance of making a concrete decision to sell. I noted that some sellers are reputed for changing goalposts, and this is costly if done after signing agreements of sale.
What I know now is that the decision to sell is not just a personal one—it is a strategic one. In a moneyless market, sellers need to be strategic about when and how they sell. They need to understand market conditions, buyer behavior, and the role that digital marketing can play in attracting the right buyers.
With the digital sales process, I have learned that the decision to sell should be informed by data and analytics. You can now use digital tools to assess market trends, identify potential buyers, and determine the best time to list your property. You can also use social media and content marketing to create awareness and generate interest before you even list the property.
What I know now is that the decision to sell should be supported by a digital marketing system that ensures your property is seen by the right people at the right time. This is where script prospecting comes in. By using scripts that are designed to engage and convert, you can turn hesitant sellers into committed ones and ensure that the decision to sell is followed through to completion.
3. Property Valuation – What I Know Now
In the original post, I emphasized the importance of an open market valuation to determine the right price. I noted that if the property is underpriced, you will be shortchanged, and if it is overpriced, it will stay too long in the market.
What I know now is that property valuation is not just about price—it is about perceived value. In the digital age, buyers are bombarded with information. They can compare properties, read reviews, and assess value in ways that were not possible before. This means that your property valuation must be supported by a compelling narrative that justifies the price.
This is where content marketing becomes essential. By creating blog posts, videos, and social media content that highlight the unique features and benefits of your property, you can justify your valuation and attract buyers who are willing to pay the asking price.
What I know now is that digital tools like AI-powered valuation models can help you determine the right price by analyzing market data, buyer behavior, and comparable sales. These tools can give you a competitive edge and ensure that your property is priced correctly from the start.
4. The Selling Agent – What I Know Now
In the original post, I advised sellers to mandate an estate agent rather than doing it themselves. I gave several reasons, including the professional touch, the legal and commercial implications, and the pressure on a layman.
What I know now is that the role of the selling agent has evolved. In the digital age, the selling agent is not just a person—it is a system. The most successful agents are those who have embraced digital technologies and use them to deliver unparalleled effectiveness.
What I know now is that every selling agent should have a digital sales process that includes:
A blog or website that educates and builds trust
Social media presence that engages and attracts potential buyers
AI tools that analyze data and provide insights
Script prospecting that generates leads without paying for ads
Content marketing that showcases properties and builds authority
By combining these digital tools with traditional real estate expertise, selling agents can deliver a level of service that was not possible before. They can reach more buyers, close more deals, and build a reputation that attracts clients for years to come.
5. Needs-Focused Marketing Strategy – What I Know Now
In the original post, I introduced the concept of needs-focused marketing, which positions goods or services as solutions to society's needs and problems. I noted that people buy real estate for reasons such as shelter, investment, and prestige.
What I know now is that needs-focused marketing is even more powerful in the digital age. With social media and content marketing, you can target specific audiences with messages that resonate with their needs and desires. You can create content that speaks directly to buyers who are looking for shelter, investors who are looking for returns, and prestige seekers who are looking for status.
What I know now is that the key to needs-focused marketing is understanding your audience. Digital tools like AI and social media analytics can help you understand what your audience wants, what they are searching for, and what motivates them to buy. This allows you to create content and scripts that are tailored to their needs and that position your property as the solution they have been looking for.
6. Open Market Valuation – What I Know Now
In the original post, I explained that open market valuation involves ascertaining at what price similar properties are being purchased in the open market. I noted that this ensures a fair price and a win-win situation for all parties.
What I know now is that the open market is no longer just physical—it is digital. Buyers and sellers now interact online, and the open market is global. This means that your property is not just competing with other properties in your area; it is competing with properties around the world.
What I know now is that you need to use digital tools to expose your property to the widest possible audience. This includes listing on multiple platforms, using social media to reach potential buyers, and creating content that showcases your property in the best possible light. By doing this, you can attract buyers who are willing to pay a fair price and ensure a win-win situation for everyone involved.
7. Value Addition – What I Know Now
In the original post, I discussed value addition as a way to increase the return on a property. I noted that value addition should connect with society's needs or problems and be in line with the needs-focused strategy.
What I know now is that value addition is not just about physical improvements—it is also about digital value. In the digital age, you can add value to your property by creating content that educates and informs potential buyers. You can use blog posts, videos, and social media to highlight the unique features of your property and to address the concerns that buyers may have.
What I know now is that digital value addition can be just as powerful as physical value addition. By building a digital presence that showcases your property and your expertise, you can attract buyers who are willing to pay a premium for the value you provide.
8. Exposure To The Open Market – What I Know Now
In the original post, I emphasized the importance of exposing the property to the open market as much as possible. I noted that serious selling efforts are distinguished by marketing property in both print and electronic media.
What I know now is that exposure is not just about being seen—it is about being remembered. In the digital age, there is so much noise that it is easy for your property to get lost. To stand out, you need to create content that is engaging, informative, and memorable.
What I know now is that the most effective way to expose your property to the open market is through content marketing. By creating blog posts, videos, and social media content that tell a story and connect with your audience, you can ensure that your property is not just seen but remembered. This is what I did with Property Matters News, and it is what I teach in Mining A Gold Mine.
9. Patience Pays – What I Know Now
In the original post, I emphasized the importance of patience. I noted that what makes the difference in life is the kind of attitude that one has on the important things they know or own.
What I know now is that patience is not just a virtue—it is a strategy. In the digital age, success does not happen overnight. It takes time to build a digital presence, to create content that resonates, and to generate leads that convert into sales.
What I know now is that patience, combined with a digital sales system, is the key to success in real estate. By using script prospecting, content marketing, and AI tools, you can build a system that generates leads consistently and converts them into sales over time. This is what I have done, and it is what I want to help you do.
