HOUSE DEMOLITIONS ! JUSTIFIABLE OR RUTHLESS ?



The City of Harare has been engaging in the demolitions of houses that they have described as illegal structures. One recent demolition blitz is reported to have destroyed 200 houses and left families without shelter at a time when the rains have begun pouring down. The demolitions have been received with mixed feelings. Some people believe they are ruthless because when the settlers were erecting their structures nothing happened. After the houses were completed and the people had expended a lot of money the City Council begun the demolitions.

As the economic environment gets worse in Zimbabwe many people are losing their jobs. Many of these people’s training was through an education system which focused them on  getting a good job. So many of them also find it very difficult to begin a new life as entrepreneurs. Despite all this the rent and bills at home have to be paid. However, in my experience as a property consultant I have discovered that one of the best solutions to this problem under these circumstances is for one to return and stay at the family home. Staying at the family home has great advantages than many other options. One of them is that you are under no pressure from rent or contractual obligations because your stay is more of a concessionary arrangement .

It is therefore, misleading  to argue that a stand in ZIMRE should get a higher price because the same stand in Mainway Meadows (another middle density area) is getting such prices.  ZIMRE and Mainway Meadows may be equally good in terms of land development elements like quality roads and sanitary systems  but in terms of open market value Mainway Meadows beats ZIMRE because its closer to the CBD and established social amenities.

Many who do not have much money are being defrauded in several land scandals because they are told that the purported land being sold is cheap and the price matches their pockets. It is very sad that these people will then take the worst gamble of their life and spend these small savings in dubious  investments. Many   desperate home seekers are misled by unscrupulous land dealers into paying a lot of money for stands because they are advertised as fully serviced and yet in reality the only service available on the land is a pathway (not a road ) opened by a bulldozer. So the biggest question becomes  , What does it mean that a stand is serviced ? Well servicing stands means more than opening a pathway or digging up some tranches on site. There are at least three things which you must look at namely water, sewer and accessibility.

I BUILT MY HOUSE ON A WRONG STAND !




“I built my house on a wrong stand,” is a statement that expresses a reality of investing in real estate. Its possible that in the excitement of purchasing a stand you can by mistake build the dream house on a wrong piece of land usually an adjacent stand. When you want to buy immovable property its important to know what to do and where to start. A lack of this know-how has led many people’s hard earned cash into the evil hands of fraudsters . Others have invested  into motor vehicles using funds set aside for property investments because the know-how about buying a car is more readily available than that about real estate. But unfortunately a car is more of a consumable than an asset!  It begin losing value the moment it leaves the garage. So I hope this article will be worth while.

So because of this people should be wary of many housing cooperatives mushrooming everywhere and selling land simply because they do not own it.

But if one sticks  to one field during his entire career he or she  develops experience and skill as he solve the problems being faced in that area. All successful people know that problems are equal to opportunities so if you are always running away from problems you are in effect running away from opportunity. The short periods of time you take in a particular field will not give you enough time to develop skill that is competitive. Hence, they have said you become a jack of all trades but a master of none. Am no master of career guidance myself however, but my recent experience in an area I have mastered reaffirmed the immortality  of the aforementioned fundamentals. I therefore, do not intend to lecture on career guidance but rather to share my real estate experience as reminding evidence that the old principles still live.

When a person dies how his property should be distributed in favour of the living is a process that is supervised by the court a legally recognized neutral player. On many funerals some relatives are oftenly heard claiming how the deceased secretly told them about who would benefit from what in the deceased's estate. Unfortunately the deceased would not be there for verification of facts because dead man tells no tales. So in light of this the selling of immovable property belonging to a deceased estate but without a relevant consent from the courts is a serious offense that can land someone in prison.

Street Kids, Vagabonds - Casualties Of An Economic Crisis

A STREET KID WHO GATE CRUSHED a recent wedding ceremony.
As you walk in Harare CBD some of its pavements smells human waste and in some cases you have to mind your step because you can step on it.I once helplessly witnessed this one day as pedestrians haste in the early morning rush hour could step or almost step on human waste deposited in their path. This behaviour which is a threat to public health in this era of cholera (and ebola)  is due to an increasing population of street kids, adults and vagabonds who have taken Harare's streets and service lanes as their new residents. This phenomenon is rapidly unfolding and its clearly an off shoot of the greater economic crisis that has haunted Zimbabwe for decades.These vagabonds and many other citizens who are affected in many ways are casualties of an economic crisis that is having a major impact on the well being of people.
