Being aware of the common mantra " you never go wrong with property" is one thing but having
practical business ideas that helps in making a profit from property investing is another. Indeed, you can go wrong with real estate and become bankrupt if you nose dive into it without proper ideas about how to do it well. Conversely, if you invest grounded in the right ideas real estate's qualities like security of income and value appreciation can take you to a whole new level of profit making. In my career as a property consultant I have benefited from important lessons I learnt from some of my successful clients worked with for years. ASPINDALE PARK A HOME SEEKER’S DREAM COME TRUE !

Home seekers have a dream. A dream of a place that they can call home because after a day’s hard work the environment is conducive for them to recuperate in peaceful rest. A place where their children’s dreams about being great in life can nestle. A place where all these great things happen because it has uncompromised installations of such critical things like sewer and water. A friend of mine woke up one night to a sight of several burglars surrounding the bed where he was sleeping with his wife. They were armed with bricks, iron bars to mention only a few. They intimidated him and demanded money so my desperate friend gave them all he had. Before they left they collected other valuables they could lay their hands on like his wife’s iPhone and Mac Book. Besides the trauma they fortunately received minor physical harm.

STREET VENDORS A PROBLEM THAT IS A REAL ESTATE OPPORTUNITY

As the economy shrink the Harare CBD is one of the few remaining areas where advantages can combine in order to make an enterprise viable . From the phrase CBD – central business district – one quickly notice centrality which is a concept involved in the attraction of huge human traffic as people from all parts of the capital , the country and the world over can easily access the center. Exposure to huge numbers of people in a short space of time is an advantage of diamond status because it makes any one selling almost anything to earn some sort of an encouraging revenue. Here is how. If one is selling say second hand clothes a small percentage of the human traffic he is exposed to may buy but a small percentage of a huge number is not negligible. If in the CBD a vendor located at a particular spot is exposed to 1 000 people per day and a meagre  5% of these buys then that will mean 50 people buying per day. This will be great daily sales for the vendor! Therefore, this is the reason why confiscation of merchandise by the authorities for selling in undesignated places is a cost vendors consider as worthy and after a blitz they are still encouraged to return to their spots.

GARDEN FLAT FOR RENT ! A MILLION DOLLAR TIP ON HOW TO FIND A DREAM PROPERTY FOR RENT!

I secured a tenant for the month of September 2017 to occupy  a 2 bedroomed garden flat (pictured) designed as an open plan through which the dining and kitchen are not separated by any walls. By removing these walls of partition the designer makes a psychological statement also that can resonate well especially with young couples because walls of partition can be taken as symbolism that points to other things that are true in family life.  For example for young couples the design can be deeply inspirational since oneness of two is considered as the secret code of a happy marriage. So the impact of this design on the hearts of prospective tenants was profound and the fact that it was only 7 km from the CBD amplified it. Just imagine Iam still receiving enquiries from interested people despite the fact that it was already occupied by the 6th of September. CHEEKY LANDLORD USES " POISONOUS SNAKES " AS SECURITY GUARDS FOR HIS HOUSE !

I was surprised to see a warning sign saying " This property is protected by poisonous snakes at night" on the gate of a particular property in a low density suburb of Harare. A human being is a talented creature cable of harnessing nature to suit his needs. I have read of an army in Europe that was training eagles to help it to intercept drones flying unlawfully but I don’t know if  the same can be done with poisonous snakes in order to use them as security guards on one’s house. The possibility of having poisonous snakes as security guards is therefore, speculation but the need for security especially in low density areas is fact.

My friend woke up one mid night to find out that his bed was surrounded by masked man armed with stones and iron bars. They harassed him and demanded money and he gave them all he had to save his life. Within the three days that followed he had relocated to another suburb where it was safer. High crime rates can also affect market performance of property in a particular location. It is therefore, a selling point or a form of value addition to install a security system onto immovable property. If your security system can be in the form of poisonous snakes the better as long as they do not poison the people they are meant to protect.

You should always be seeing beyond the scare tactics and drama a prospective seller of immovable property may deploy when you ask to be shown title deeds. You should see you vision of owning great investment and that that vision will never come true if the property being sold to you isnt legitimate. And one of the only ways to verify this legitimacy is through being shown title deeds by the bona fide property owner.

So when you hear a seller beginning to make statements like, " What do you need title deeds for ? Don't you know they are confidential documents ?" its probably the time to look for another property because the time you take quarreling with this guy who doesn't want to show you title deeds is the time you are also letting three, four or five opportunities pass you by.

POLICE BLITZ ON "HODHA BHERO" AND OTHER VENDORS LEGAL BUT IGNORANT OF HISTORICAL INJUSTICES!

Because the black majority of Zimbabwe share the same history they therefore, share the same destiny. Unjust policies of segregation perpetrated by yesterday's colonial regimes on this majority are amongst the strongest contributors to wide spread poverty that we are witnessing today. Corruption within ourselves is of course another one. Using examples from real estate this article will however, look at the contribution of yesterday's pre-independence segregation to the current situation in which the black majority is the poorest.

The Regional, Town and Country Planning Act that is used by the police today as a basis upon which to unleash clean up blitzkriegs on the Hodha Bhero and other vendors was created in 1976 by a segregatory motive that was ignorant of the need for more land by the majority as its population expanded over time. This is exactly the reason why the current spatial map of Harare shows the high densities of Budiriro, Mabvuku, Glen View occupying approximately one third of the capital when the low densities of Borrowdale, Glen Lorne, Mnt Pleasant occupy approximately two thirds yet more than sixty per cent of the population is in the high densities and less than forty per cent is in the low densities. The black majority lack economic capacity to effect development as is legally required by this law because of policies that were calculated to ensure that the poor remain poor. For example in townships like Mbare, Old Highfield, Glen Norah etc some houses in which the people stayed for more than fifty years are owned by the local authority which means the occupants are lodgers. This was deliberately set up so that the people would not be able to have title deeds or collateral that in turn gives access to meaningful credit. Therefore, the majority can not borrow to finance their enterprises, purchase immovable property or access higher education. In order for it to be useful today the Regional, Town and Country Planning Act require a total overhaul so that the needs of the majority are considered and infused at the very core of its precepts.

Before you purchase a house in the affluent low densities like Borrowdale you must remember that after such a purchase the stomach will still need food and children will still need to go school. There is therefore, a need for a good regular income that is able to meet the basic needs of life together with the higher costs of being a resident in the low densities. These costs are high because some of them are determined by basing on the reasoning that there is a correlation between property value and such things like municipality rates. Since property values in these areas are higher municipality rates there are higher also. Other costs that are higher are property maintenance expenses because they are directly influenced by property sizes that are always beyond  2000 sqm.

Real estate however is the only asset known to appreciation in value under virtually all circumstances. The reason behind this is that while human population increase is infinite the supply of the land upon which this population can be accommodated is finite. Hence a saying goes “buy land they have stopped making it.”

PROPERTY FORUM: DO YOU SUE A RELATIVE WHO ABUSE THE MONEY YOU SENT TO ZIM FOR THE PURCHASE OF YOUR IMMOVABLE PROPERTY?

The tragedy of many diaspora property investors is that of misrepresentation by the very people they trust – their relatives.  I have come across many cases, one of them is of an uncle to whom money was sent by a nephew to purchase a property in Harare he purchased this house but he put his name as the owner instead of the nephew. He later sold the house and used the money.

Other relatives probably including your parents would recommend that no legal action be taken because the person involved is an uncle. I am however, of the opinion that these relatives should be sued so that there is a deterrent to would be offenders. What do you think yourself? Houses for sale! Stands for sale ! - Are Zimbabweans prohibited to own more than one house or stand?

There is an idea resident in some Zimbabweans' minds that there is a prohibition against owning more than one stand or house. What ever its origins this thinking is a root of a life of poverty hallmarked by a lack of ambition or drive. Meaningful financial prosperity must be based on owning at least two houses because this is the only way of beginning to do away with a life in which if one is to go on vacation his or her income would also do the same. The rational behind owning at least two houses is that one of the two will be your residence whilst the other a source of passive rental income. Residential properties to let are the best  because the need for a roof above the head is one that will never be quenched. With a rented house you do not need to do much in order to have income and if you are incapacitated your income will continue coming without any interruption. The idea that people are prohibited to own more than one immovable property is therefore a myth. This article will however, look into two factors that might have fertilized the conception of such a thinking.

HOW IS A HOUSE SOLD ?

How is a house sold ? In life this usually becomes a very important question to many people. We all know how to sell say house hold property like old sofas, gadgets like cell phones, laptops etc. You can ask your friends where they sold theirs this is very easy because people do it on a daily basis. However, this is not the case with a house or those assets that are classified as immovable property ( e.g a piece of land, shop, flat, factory etc ) simply because no one sell their house every day. Yet in life the need to sell a house or any form of immovable property can suddenly become urgent. The pressing circumstances vary. Sometimes its because of a lucrative opportunity you must capitalize as soon as possible. Maybe its an acrimonious divorce were you need the money to start afresh. For others it’s a deceased estate and there are many beneficiaries anxious for their own piece of the cake. Just one wealth tenant in Harare can be good enough to be a source of lucrative rentals that constitute a greater percentage of your income. This may mean repeat business that can support your enterprise for years because these individuals have the money that does so. It can also mean lucrative capital profits for sellers or large commissions to estate agents when they purchase high value real estate in affluent locations like Borrowdale in Harare. SIGNS AND TIPS THAT HELPS TO AVOID COSTS SUING A DEFAULTING TENANT


An angry client of mine stormed into one of his rented properties at around  00:01 mid night and ordered a defaulting tenant to vacate the premises with immediate effect ! Shocked by this militant move the tenant packed all his belongings and left the house. I still wonder where in Harare did the tenant go to find a vacant house in the dead of night. This tip worked instantly for this landlord but its not however, one of those Iam recommending to you in this article.

Definitely, if you have rented properties you need to have a sustainable way of dealing or avoiding defaulting tenants because they will cost you money and reduce your rental profit! Most landlords at the time of defaults are usually not financially capable to sue a defaulting tenant. Probably, its because the money they should use is that the tenant would have not paid.  So if there are ways to avoid this expense and save money then such ways are most welcome. INFANTS LEAVE BEITBRIDGE HOSPITAL WITHOUT A BATH - A PREPAID WATER METER SAGA !

Newly born babes and their mothers at Beitbridge's district hospital reportedly had to be discharged without a bath after ZINWA recently disconnected fresh water to the last town before the Zimbabwe/South Africa border. At  4 hours of age hospitals gives infants a bath which is important for removing unwanted soil such as blood and a baby's earliest feces called meconium. But for the little ones born recently in Beitbridge a bath like this never happened because there was no water in town.  ZINWA argues that the Beitbridge Town Council had to pay first in order to be supplied water according to the new prepaid water meter system. But Beitbridge said it needed time to first prepare for the prepaid system to which ZINWA said it was too late because it had given the council sufficient time to do so and it would proceed with water disconnection. A prepaid water meter is a water measuring and recording device that require residents to pay first in order for it to allow the supply of fresh water.

With the election of its real estate mogul president the USA opened 2017 with sky rocketing house prices that are obviously beyond the reach of ordinary Americans.  New in office President Donald Trump begun receiving criticism recently for hosting Japanese premier Shinzo Abe at his Mar-a-Lago resort in Palm Beach, Florida. Reports have it that Mar-a-Lago has already doubled its prices and fees for example what is known as the initiation rate that is charged on new members by the golf industry is now $200 000.00 hence the western media has called Mr Trump, Marketer In Chief. The American president's golf business empire uses his surname as its brand so its possible that he might have made economic gains through hosting the Japanese leader.

In my nine years as a property consultant involved in the selling and letting of immovable property or real estate I have witnessed the emergency of various ITC applications meant to market real estate. I have been an account holding client of all these major websites for years and my hands-on experience with all that they offer and in real estate has given me valuable insight about real estate focused applications and I would like to share it with you. Of late they have worked hard to improve the quality of user experience by working on aesthetics and search capabilities. For example on search capabilities they introduced predictive text that suggest names of places as the person types in a convenience just like that offered by Google. But satisfying the needs of home seekers profitably demands more than pretty graphics and generic solutions that can be cut and paste from the internet. Home seekers demand tailor-made solutions that gives answers to problems they are facing on the ground as they do property search in the Zimbabwean market. I will therefore suggest areas that ICT entrepreneurs must work on in order for their applications to become million dollar enterprises despite the current economic subsidence.
