I secured a tenant for the month of September 2017 to occupy  a 2 bedroomed garden flat (pictured) designed as an open plan through which the dining and kitchen are not separated by any walls. By removing these walls of partition the designer makes a psychological statement also that can resonate well especially with young couples because walls of partition can be taken as symbolism that points to other things that are true in family life.  For example for young couples the design can be deeply inspirational since oneness of two is considered as the secret code of a happy marriage. So the impact of this design on the hearts of prospective tenants was profound and the fact that it was only 7 km from the CBD amplified it. Just imagine Iam still receiving enquiries from interested people despite the fact that it was already occupied by the 6th of September. This experience made me to think about what I would say if someone would ask me as a property consultant for a good tip that will be helpful in searching for a property to rent. If you want to rent a property of choice then you should generally cultivate a mind set that is prepared to part with a fortune because rentals of these premises are driven by high demand. High demand affects tenants psychologically and as a result they do not do much in as far as negotiating the landlord’s terms of the lease is concerned. Security deposit is equivalent to monthly rent so if the rent is $400.00 then this means you will initially part with $800.00 if you do not successfully negotiate favourable terms. So the key to winning when searching for rental property is determined by a conducive negotiating environment that will enable you to secure terms favourable for your pockets.

Though the internet is the most common it however, puts you at a disadvantage because it opens the flood gates of demand and you will find yourself engaged with other prospects in a vicious bidding war as you try to out do each other.

A MORE HELPFUL WAY

At this juncture I would therefore, introduce you to a more helpful way called a referral method because referrals carry trust. What are referrals ? Referrals involves finding property for rent by calling people you know who also know you on a first name basis. These people will in turn refer you to landlords they know who are looking for tenants and you will then approach these landlords riding upon the trust they have in favour of your referral. There are two powerful advantages of this method that the internet cannot equal.

Firstly, there is the aspect of trust because the landlords will deal with you not as a stranger from the internet by as someone they know.

 Secondly, there is less competition because the fact that he or she is telling people around him about the vacancy in his property shows that he is still relying on word of mouth and is yet to place an advert on the internet.

Success of the method depends on one simple thing namely the number of people you will approach for referrals. Twenty is a good starting point. The list of people you know on a first name basis can be endless. These can be your barber, hair dresser, suppliers , college mates, pastor, clients to mention only a few.
